48-Point Check

The Following points are the preventative maintenance check-up and evaluation done by our service and/or preventative maintenance technician:

System Pre-Check

1. Customer Home Evaluation Survey.

2. Check temperature of cooling and heating.

3. Check air movement in the home.

4. Check thermostat actuating differential of cooling and heating.

5. Check compressor and condenser function of cooling and heating.

Thermostat

6. Check for level and adjust if necessary.

7. Check amp draw and set heat anticipator.

8. Check calibration and adjust if necessary.

Air Handler

9. Flush drain line and drain pan.

10. Check for Air or Water Leakage.

11. Check for Condition and Reliability of Platform.

12. Check Type and Condition of Air Filtration.

13. Inspect Evaporator Coil (light brushing included).

14. Inspect and Tighten Electrical Connections.

15. Check Fan Cycle Delay, if applicable.

16. Check Motor for amp draw, excess heat, dirt and bearing play.

17. Oil Motor Bearings, if accessible.

18. Check Electric Heat Elements and Amp Draws for Operation.

19. Check Electric Heat Sequence.

20. Check Blower Wheel for Excess Dirt and Debris

Duct Inspection

21. Inspect Unit Plenums for Damage and Leakage.

22. Check Visible Ducts for Proper Seal and Insulation.

23. Check Registers for Buzzing and Rattling.

Condenser

24. Clean Leaves and Debris from Outdoor Unit.

25. Check Level of Unit (Leveling Extra).

26. Inspect Contactor for Reliability.

27. Check Power Outage Damage Controller- PODC (if applicable).

28. Check Motor for Amp Draw, Excess Heat, and Oil Leakage.

29. Oil Motor Bearings, Check Bearing Play.

30. Inspect Visible Piping for Freon Oil Spots.

31. Check Operation of Reversing Valve.

32. Flush Condensing Coils with Water (Acid Cleaning Extra).

33. Rinse and Wipe Down Housing (Waxing Extra).

34. Check Freon Pressures, Suction PSIG and Discharge PSIG.

35. Check System Superheat.

36. Check Suction Line for Insulation.

37. Check Schrader Valves for Leaks and Tighten.

38. Check Schrader Caps for Proper Seal & Dirt Protection.

Waste Heat Recovery (if applicable)

39. Check Unit Operation and Sensors.

40. Check Amp and Draw on Pump.

41. Check Insulation on Piping and Housing.

42. Check Emergency Water Shut Off Valves.

Energy Loss Survey

43. Inspect Doors and Windows for Air Leakage.

44. Check Hot Water Tank for Heat Loss.

45. Check Water Heater for Timed Operation.

46. Check Attic Insulation.

Update System Information

47. Final System Determine the Cooling Temperature & Heating Temperature (Temperature Differentials)

48. Discuss Findings and Recommendations with Customer.
